For Asset Managers

I take REO assignments in Suffolk and the Hampton Roads metro and run them from occupancy to closing. You do not receive calls asking what to do next. You receive updates when something is worth reporting and requests when a specific decision is genuinely yours to make — with the information you need to make it.

For Estate and Probate Attorneys

Virginia requires real property to pass through the circuit court probate process before a personal representative can convey title. I work directly with estate attorneys, executors, and administrators to move properties through that process accurately and without creating additional complications.

What I provide:

  • BPO or broker opinion of value for estate inventory and fiduciary reporting
  • Condition assessment and documentation for estate planning or equitable distribution
  • Coordination with estate counsel on court-required marketing periods and approval timelines
  • As-is listing management for properties with deferred maintenance, title issues, or occupancy complications
  • Heir communication support — neutral, professional, factual
  • Title issue identification before listing; referral to qualified Virginia title counsel when needed
  • Closing coordination with the estate's attorney and title company

When multiple heirs are involved and agreement is difficult to reach, I document the process, communicate clearly, and do not take sides. My job is to get the property closed — not to mediate family decisions.

Suffolk and Hampton Roads probate sales are familiar territory. Local market conditions, pricing, and the court timelines involved are not a learning curve here.

For Bankruptcy Attorneys and Trustees

In Chapter 7 and Chapter 13 cases involving real property, I work with trustees and debtor attorneys to move assets accurately and efficiently. I understand that bankruptcy sales operate under court oversight, and I keep the process clean.

What I provide:

  • BPO and valuation documentation suitable for Schedule A and 341 meeting support
  • Section 363 sale coordination and trustee listing support
  • Marketing and offer management consistent with trustee requirements and court approval timelines
  • As-is listings for properties with deferred maintenance or title complications
  • Short sale negotiation with lenders where equity is insufficient to satisfy secured debt — with deficiency waiver pursuit where achievable
  • Coordination with debtor counsel, trustees, and the court's timeline

Virginia allows deficiency judgments after foreclosure. In cases where a debtor owns real property with negative equity, a short sale through the bankruptcy process can eliminate that exposure cleanly. I know how to navigate that with lenders.
